Why ioFM?

Our solution combines simplicity with powerful functionality to deliver real value for facility management.

1

Maximum value with truly minimal effort. Our minimalist approach enables convenient, streamlined activities, fitting real operational needs.

2

Get a baseline for future continuous FM optimization. Connected BIM model supports FM workflows, reporting and operational planning and decisions.

3

Our solution scales seamlessly and reliably with your portfolio. Manage hundreds or thousands of sites – manage them all in one dashboard.

Step 1
What you get:
  • - Space and area inventory (rooms, floors, buildings)
  • - Immediately usable data
  • - Foundation for our FM processes
Step 1
Drop us what you have — floor plans and sections, including historical plans.
Step 1
We are able to create models from floor plans, sections, 3D scans, or any combination of these sources
Step 1
In the model 3 layers are available - room plans, 3D scan and volume model. You can switch between them as you wish.
Step 1
Asset placement and management: Using the model, you can quickly mark key objects and assign them IDs and properties (type, manufacturer, service intervals, lifecycle). Objects are linked to the digital twin and tracked over time, giving you a clear overview for FM processes.
Step 1
The model can be georeferenced and integrated into GIS with ArcGIS to visualize it in its wider spatial context—side by side with basemaps, parcels, utilities, and other enterprise GIS layers.

How does it work

Just 4 steps and you’ll have a lightweight 3D model in the ioFM dashboard that you can start using right away.

Step 1

Drop us what you have

Floor plans, drawings, historical hand sketches, or 3D-scan point clouds. Whatever you have, we’ll make it project-ready and ensure a smooth start.

Step 2

You will receive an offer

You’ll receive a quote with scope, fixed price, and delivery time for your lightweight building model—transparent, binding, and tailored to your project.

Step 3

Your model will be created

We create your model as a lightweight, room-centric volume model and upload it directly to the ioFM dashboard. Ready for planning and reporting—immediately usable and shareable.

Step 4

Work with your model

Publish it, extend it, or place assets directly in the model. Integrate with Autodesk Construction Cloud or Revit, or export as IFC for your CAD software.

Who is it for

ioFM is designed to meet the needs of various facility management professionals and organizations.

Common use cases

Here are the most common ways our customers use the ioFM model for work in FM. From mapping and classifying rooms to linking 3D planning point clouds, all the way to creating and placing assets directly in ioFM.

Issue reporting visualization

Issue reporting

Report issues directly in the model - tag them exactly where they are located (room, floor, element, department).

Space management visualization

Space management

Classify every room by SIA 416 directly inside your 3D model.

Planned vs. actual comparison visualization

Planned vs. actual comparison

Compare your 3D scans with volumes to generate reportable, clickable room tours.

Asset management visualization
