
At the heart of our contribution was ioFM's model creation service, which transforms heterogeneous input data into lightweight 3D models with a complete space and area inventory across rooms, floors, and buildings. ioFM solution is designed to handle varying documentation quality — from drawings such as floor plans and sections to point clouds. All source materials were uploaded directly to the ioFM platform, and the resulting models are hosted in the ioFM Web App. With built-in plan and scan import functionality, the facility management team can continuously enrich the dataset and add new documentation whenever needed.

A key component of this implementation was the integration with the existing Esri ArcGIS environment. ioFM processes the source documents and prepares them for direct import into ArcGIS. This enables users across different roles and applications to access and visualize portfolio, site, and building information in both 2D and 3D. Building data, maintenance data, and space information are consistently linked and accessible through ArcGIS. Media breaks and system switches are eliminated — decisions are based on a unified, up-to-date digital twin.
ioFM operates on open data standards and formats, ensuring high interoperability with industry-standard software. Having a single source-of-truth model shared between the ioFM platform and GIS ensures data consistency across the portfolio, allowing for standard versioning and asset synchronization without the need for special equipment or software.
The platform runs as a cloud-based SaaS solution hosted in ISO 27001-compliant data centres. Data is encrypted both in transit and at rest, with role-based access control ensuring that users see only the information relevant to their responsibilities.

This project demonstrates ioFM's capability to consolidate diverse inputs — such as hand-drawn floor plans, partial CAD files, and 3D scans — into a single, consistent digital model. The platform's flexibility in handling varying documentation types and quality levels makes it well-suited for multi-building portfolios of any size. The resulting lightweight 3D models provide a complete space and area inventory without the complexity of traditional BIM approaches. With cloud-based SaaS delivery, ISO 27001-compliant hosting, and role-based access control, the solution scales securely across distributed teams. Combined with Esri GIS integration, ioFM delivers structured facility data in IFC format, ready for immediate use within existing spatial workflows and dashboards.
